These Terms of Service (“Terms”) govern access to and use of the Verko AI website and services.

1. Acceptance of terms

By accessing our website, submitting a project inquiry through the inquiry form, using your private project portal after confirmation, or receiving our services, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the website or services.

Submitting the public inquiry form does not create a binding order, guarantee project acceptance, or require payment. A project begins only after Verko AI confirms the inquiry, provides portal access, receives payment, and receives all required photos and materials.

If you accept on behalf of a company, property owner, brokerage, or other organization, you represent that you have authority to bind that organization.

2. Eligibility and authority

Our services are intended for adults who are at least 18 years old and acting in a business or professional capacity. You represent that you have the legal authority to enter into these Terms and to submit property information and media for the requested services.

3. Description of services

Verko AI provides AI-assisted real estate marketing services for property owners, short-term rental hosts, home sellers, landlords, and property managers. Services may include:

• AI-assisted property walkthrough videos created from customer-supplied photographs ($149 per property)
• Property marketing plans and related written deliverables ($99 per property)
• Complete Property Package combining walkthrough video and marketing plan ($219 per property)
• Multi-Property projects with custom pricing based on scope and volume

Specific deliverables, formats, turnaround times, and inclusions are described on our website, in an order confirmation, proposal, or written project message. If there is a conflict, the written confirmation for a specific project controls for that project.

4. Customer responsibilities

You agree to:

• Provide accurate property information, contact details, and project instructions
• Submit photos and materials promptly and in usable quality
• Review deliverables carefully before publishing or distributing them
• Comply with applicable listing-platform rules, advertising laws, fair-housing requirements, and disclosure obligations in your jurisdiction
• Pay agreed fees when due

Delays caused by missing materials, incomplete instructions, or late customer feedback may extend delivery timelines.

5. Photo and media submission requirements

Where materials are submitted

Property photos and other project materials are uploaded through the private project portal after confirmation, not through the public inquiry form.

Ownership and permission

You confirm that you own, or are authorized to use, all photographs, logos, music, property information, branding, and other materials you submit to Verko AI for a project.

Prohibited content

You may not submit content that is unlawful, infringing, misleading, defamatory, harassing, contains personal information of third parties without permission, or violates a platform’s content rules.

Quality and suitability

Deliverable quality depends on the quality, resolution, angle, lighting, and completeness of source photos. Verko AI is not responsible for poor results caused by unusable, outdated, incomplete, or misleading source materials.

6. AI-assisted processing

Verko AI may use AI-assisted tools and third-party processing services to create motion, transitions, editing effects, copy drafts, strategy drafts, or other deliverables from your submitted materials.

AI-generated motion and editing may produce visual artifacts, altered perspective, smoothing, or other inconsistencies. Deliverables are marketing representations based on still photographs and should not be treated as architectural measurements, inspection reports, or exact depictions of current property condition.

You must inspect and approve deliverables before publishing. You are responsible for platform-specific disclosure and listing rules. See our AI Disclosure page for additional information.

No guaranteed business results. Verko AI does not guarantee bookings, offers, occupancy increases, revenue, sale price, platform approval, or any other business outcome.

7. Project inquiries, confirmation, and delivery

The public website is used to submit project inquiries only. Inquiries are processed through Formspree and reviewed by Verko AI. Verko AI will contact you immediately or as quickly as reasonably possible after receiving an inquiry.

If Verko AI confirms your project, you will receive a private portal link and login instructions. Inside the portal, you may review the confirmed service and scope, complete payment, upload photos for one or multiple properties, provide remaining property information or branding materials, receive project updates, communicate about the project, and access completed deliverables.

A project is accepted when Verko AI confirms the project in writing, provides portal access, and the customer completes payment according to the instructions provided. Work begins only after payment and receipt of all required photos and materials through the portal.

Project scope includes only the package or deliverables expressly confirmed for that project. Custom work, extra properties, rush delivery, or additional formats require separate agreement and may incur additional fees.

Delivery estimates. Standard walkthrough delivery is 24–48 hours after payment and receipt of all required photos and property details. Standard marketing-plan delivery is 48–72 hours after payment and receipt of all required materials. Delivery times begin only after those requirements are satisfied.

A rush option may be available for walkthrough projects for an additional $75. Estimated timelines are not guaranteed and may change due to volume, technical issues, or customer delays.

8. Payment terms

Payment is completed inside the private project portal after Verko AI confirms a project. The public inquiry form does not collect payment.

Fees are due as stated on our website, in a project confirmation, in the portal, on an invoice, or in a written agreement.

Prices are in U.S. dollars unless otherwise stated. Taxes, rush fees, revision fees, and custom work are additional unless expressly included.

Verko AI may pause or decline work on overdue accounts.

9. Revision policy

Unless otherwise stated for a specific package:

• Each walkthrough video includes one consolidated revision request
• Revision requests must be submitted within seven calendar days of delivery unless a different deadline is stated in your project confirmation
• Feedback must be consolidated and specific enough for Verko AI to implement in one round
• Additional revision rounds may be available for an additional fee quoted at the time of request

Requests for new creative direction, new source photos, or scope changes after delivery may be treated as a new order or billable custom work rather than an included revision.

10. Cancellation and refunds

Cancellation, refund eligibility, and refund review are governed by our standalone Refund Policy, which is incorporated into these Terms by reference.

Refunds are not automatic. Refund review, if available, is considered only after the included revision has been completed, subject to the Refund Policy.

11. Intellectual property

License you grant to Verko AI

You grant Verko AI a limited, non-exclusive license to use, reproduce, adapt, and process submitted media and project information solely to perform the purchased service, communicate about the project, maintain internal records, and comply with law.

Rights in final deliverables

Upon full payment, Verko AI grants you the usage rights described for the purchased package, typically including use of the final deliverable for the marketed property on supported listing platforms, social channels, and your own marketing, unless a different license is stated in writing.

Verko AI retains ownership of its pre-existing tools, templates, workflows, prompts, and know-how.

Portfolio use

Verko AI does not have automatic permission to publicly display customer property media in its portfolio, website, or marketing. Portfolio or promotional use requires separate written consent from the customer.

12. Third-party platforms

Customers are responsible for compliance with the terms, upload requirements, disclosure rules, and content policies of Airbnb, Zillow, Realtor.com, MLS systems, social networks, and any other platform where deliverables are published. Verko AI does not control third-party platform decisions and is not responsible if a platform rejects, removes, or restricts a deliverable.

13. Third-party service providers

Verko AI may use hosting providers, Formspree, AI tools, storage services, and other vendors to deliver the services. Those providers may process submitted information according to their own terms. See our Privacy Policy for more information.

14. Confidentiality

Each party will use reasonable care to protect non-public business information received from the other party and will use it only for the project, except as required by law or with consent. This section does not restrict Verko AI’s use of general skills, knowledge, or techniques learned during a project.

15. Disclaimers

Except as expressly stated in a written agreement, the website and services are provided “as is” and “as available.” To the fullest extent permitted by law, Verko AI disclaims all warranties, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

Verko AI does not warrant that deliverables will be error-free, platform-approved, or achieve any marketing, occupancy, sales, or revenue result.

16. Limitation of liability

To the fullest extent permitted by applicable law, Verko AI’s total liability arising out of or related to a specific project will not exceed the amount you paid Verko AI for that project. Verko AI will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, bookings, occupancy, revenue, or business opportunities, except where such limitations are prohibited by law.

Some jurisdictions do not allow certain limitations, so these limits may not apply to you in whole or in part.

17. Indemnification

You agree to indemnify and hold harmless Verko AI from claims, damages, losses, and expenses (including reasonable legal fees) arising out of your submitted materials, your breach of these Terms, your lack of rights in submitted content, or your use or publication of deliverables, except to the extent caused by Verko AI’s intentional misconduct or gross negligence where such limitation is prohibited by law.

18. Governing law

These Terms are governed by the laws applicable where Verko AI is established, without regard to conflict-of-law rules, except where mandatory consumer protections of your jurisdiction require otherwise.

19. Dispute resolution

The parties will first attempt to resolve disputes informally by contacting the other party through the website contact form. If a dispute is not resolved informally within a reasonable period, either party may bring a claim in a court of competent jurisdiction located where Verko AI is established, except where applicable law requires a different forum.

20. Changes to these Terms

We may update these Terms from time to time. The effective date will be revised when changes are posted. Material changes to active projects will be communicated as required by law or contract. Continued use of the website after an update may constitute notice of the revised Terms, depending on applicable law.
